2024 FHA Loan Limits in Oklahoma
Eligibility requirements to qualify for an FHA loan in Oklahoma can be more lenient than other home loans, making them a solid option for those with not-so-great credit scores. On the contrary, FHA loans come with loan limits on home loans backed by the Federal Housing Administration (FHA), which means there is a minimum and maximum amount you’re allowed to borrow. Currently, the FHA loan limit amount for all single-family homes in Oklahoma is $498,257.

How are FHA loan limits determined?
The National Housing Act states that FHA loan limits should be a certain percentage of the conforming loan limit amounts for conventional loans set by the Federal Housing Finance Agency (FHFA) each year.
The lowest FHA loan limit is called the “floor.” It is set at 65% of the 2024 conforming loan limit of $766,550, making $498,257 the maximum amount you can borrow for a single-family home in all counties in Oklahoma and throughout most of the nation.
In contrast, the highest FHA loan limit is called the “ceiling.” At 150% of the conforming loan limit, the most you can borrow is $1,149,825 for a single-family home in higher-cost areas.
How to qualify for an FHA loan in Oklahoma
FHA loans may have less strict qualifications revolving around credit scores and income. However, there are certain eligibility requirements for Oklahoma homebuyers to consider, including the following:
→ Credit score. A credit score of at least 580 is required to make a 3.5% down payment. However, some lenders will allow a score as low as 500 but will require 10% down.
→ Income history. You must provide a stable employment and income history for the past two years.
→ Debt-to-income ratio. Lenders typically want to see a debt-to-income (DTI) ratio of no more than 43%.
→ Primary residence. Single-family FHA loans can only be used as a primary residence. Rentals or vacation homes are not permitted.
→ Home appraisal. You must follow specific FHA home appraisal guidelines to ensure the home value and safety standards.
→ Mortgage insurance. FHA loans require two types of FHA mortgage insurance with two separate payments: one upfront cost, totaling 1.75% of the loan amount, and an annual cost ranging from 0.15% to 0.75% of the loan amount which will be tacked on to each monthly payment.
Buying a multifamily property with an FHA loan
FHA loans are not only limited to single-family homes. Borrowers can also purchase a multifamily home (ranging from two to four units) with an FHA loan and only need a 3.5% down payment. Eligibility requirements may vary from lender to lender, but the borrower requirements usually include:
→ A credit score of at least 580 for a down payment of 3.5%
→ Two years’ proof of income
→ Debt-to-income ratio around 43%
→ Using at least one unit as a primary residence for up to one year
Number of units | Low-cost FHA loan limit |
