American Modern, Foremost and Tower Hill all offer Texas mobile home insurance, whether you live in a pre-1976 mobile home or a new manufactured home.

Mobile home insurance isn’t required under Texas law, but if your home is financed or located in a mobile home community, you might have to get it regardless.

American Modern, Foremost and Tower Hill are among the best choices for mobile homeowners in Texas. These companies specialize in home insurance coverage for both pre-1976 mobile homes and newer manufactured homes.

Some of the major insurers do cover manufactured homes, but their coverage tends to be less specialized than these three. We advise comparing quotes closely.

American Modern: best overall

Insuring mobile homes for more than 50 years, American Modern provides insurance to mobile homes of all ages.

American Modern provides “open-peril” coverage, meaning that your mobile home is covered against any form of damage unless it is specifically excluded in your policy.

In the event of a total loss, your mobile home is covered for replacement at its stated value. Your payout won’t be affected by depreciation.

Foremost: best for discounts

Like American Modern, Foremost offers open peril and covers your home at its replacement value.

Foremost also offers a variety of discounts, including:

  • Age of insured: Depending on how old you are, you may see lower rates.
  • Age of home: Buying a newer mobile home can mean a discount.
  • Location: Living in a mobile home park could save you money.

Tower Hill: best for specialized coverage

Tower Hill not only offers insurance for traditional mobile and manufactured homes, but also for stationary travel trailers and tiny homes on wheels.

Tower Hill also specializes in covering mobile homes located on the Texas coast.

Mobile home vs. manufactured home

Even though both types are often called “mobile homes,” technically a mobile home is one made before June 15, 1976 (when the government introduced new regulations). A manufactured home is one made after that date. Because mobile homes were less regulated, insurers usually charge more to cover them or sometimes refuse to cover them at all.

Also known as an “HO-7 policy,” a mobile home insurance policy usually offers six main coverages, similar to a standard home insurance policy.

Dwelling

This coverage protects the structure of your mobile home from fire, theft, vandalism, hail and other similar dangers. Windstorm damage may or may not be included in your policy, depending on what region of Texas you live in.

Other structures

This includes external structures, such as a shed or patio. These are usually covered whether they’re attached or unattached to your home.

Personal property

This covers the repair or replacement of your damaged belongings, including clothes, furniture and electronics. But some expensive items, such as jewelry or art, might have different, lower coverage limits.

Liability

This covers medical and legal fees from injuries and property damage you are responsible for.

Medical Payments

This handles medical bills and associated expenses, such as lost wages due to injuries to others on your property, regardless of who is at fault.

Additional living expenses (ALE)

Also known as loss of use, ALE covers extra costs from having to relocate while your mobile home is repaired.

Mobile home insurance in Texas costs between $500 and $1,900 a year, according to the Texas Insurance Information Portal.

Your final mobile home insurance quote will be based on many factors, including:

  • The age of your mobile home
  • Your ZIP code
  • Your insurance claim history
  • Coverage amount and deductible chosen

Texas state law doesn’t require mobile-home owners to carry insurance.

But if you have financed your mobile home, your lender will probably require you to carry it until you pay off your loan. Most mobile home communities also require insurance as part of a plot rental agreement.

Even if you’re not required to have mobile home insurance, it still makes sound financial sense. The annual rate for a mobile or manufactured home insurance policy is usually quite small compared to the cost of replacing a home after a total loss.
